Property Partners Management was formed in early 2004 as a niche property and asset management advisory business.

The company currently has in excess of £400 million in assets under management and employs a team of professional surveyors, facilities managers and accounts staff whose aim is to deliver first class service to clients.

Background

Following on from numerous reactive maintenance calls outs due to blocked gutters through out the portfolio, Maeve Contractors Maintenance division sat down with the managing agent to formulate a plan of action to prevent the damage caused by blocked gutters. It was agreed to visit each site twice a year to ensure all roofs were clean, gutters and drain pipes cleared and rain water services cleaned, inspected and cleaned. At the same time it was agreed that the roofs were inspected and photographed.

Challenges and Solutions

Each is building is very different to the next. Some have flats roofs, some traditional pitched roofs and some have both. Some buildings have roofs at 1st floor level and some as high as the 15th floor.

  • Use of various methods of access from use of certified man safe, scaffold towers, abseil teams, powered access platforms
  • Faults found on the roofs were generally dealt with immediately, a roofing contractor was on site as part of the team clearing

Results

This approach ensured that the damage caused by blocked gutters and roofs reduced drastically. At the same time the condition of roofs are monitored, if the roof was under warranty the Contractor informed and if the roof was not under warranty repairs carried out.
