Demolition of existing single-storey rear addition and replacement with part two, part three-storey extension (fronting onto Dyers Lane) together with an new fourth floor to the existing building to accommodate together the conversion of upper floors of the existing building into nine residential units (2 x 1-bedroom, 3 x 2-bedroom and 4 x 3-bedroom flats); change of use of ground floor public house (class A4) to a commercial unit (Class A1 (retail)) with internal alterations; associated cycle parking and refuse storage.
Site acquired by developer to demolish rear extension to rear of a Public House “Captain Cooke”. Retain existing front and aide elevations with the use of Flying shores and wailing beams independent of external scaffold. Removing the diaphragm of the building including the roof structure. Reconstruct from basement level 5 residential units over 3 floors including the addition of a penthouse with the ground and basement acquired by a retail chain. New build consisting of a concrete structure to 2nd floor and steel structure to form Penthouse at 2nd floor level, 3 number flats at Ground and first floor level.
The initial challenges faced on this project was the development overall cost and timeframe. The retail unit already sold off plan needs to be complete by August, ready for the retail fit out contractors to effect their fit out to at the same time trying to value engineer the project to bring it within budget. A lightweight structure may be incorporated to the new build section from 1st floor level to expedite the project to complete early and under overall budget.
